Who We Are

Founded in 2013, Coulton Creek Capital was created to deliver consistent returns for a select group of entrepreneurial families who partnered up after prior successes together in both financial investment and operating businesses. Established as a private pooled investment vehicle, we focus on generating strong, risk-adjusted returns with a focus on current income and preservation of capital. Our structure provides the flexibility of a multi-family office platform, allowing us to execute opportunistic real estate investments while ensuring strong alignment with partners that invest alongside us.

 

From inception, our founders and key employees have invested their own capital in every deal, reinforcing our commitment to prudent stewardship, long-term value creation, and aligned interests. Since inception, we have made more than 180 investments across debt, preferred equity, and equity structures, achieving an aggregate 17.5% IRR* to date, after expenses.

With a focus on investments between $1.0 million and $25.0 million, our entrepreneurial leadership and deep industry expertise enable us to provide flexible, tailored capital solutions. Our investment approach prioritizes capital preservation, strategic growth, and the ability to act swiftly on market opportunities.

Private Equity:

 

We partner with high-performance real estate operators and sponsors to create value through structured development opportunities and equity investments in income-producing assets. Our equity focus spans multiple real estate sectors, including multifamily, commercial, and industrial properties, and include both preferred equity and JV equity structures.

Private Debt:

 

Our debt platform is designed to preserve principal and deliver predictable returns. We provide senior and mezzanine debt solutions, that provide downside protection and strong, fixed-income yields.

Our Philosophy

We provide equity and debt capital to experienced real estate operators and developers, focusing on relationship-based investing that fosters long-term partnerships and mutual value creation. Our focus is on income-producing commercial real estate assets, and unique or opportunistic development opportunities.​

  • Property Types: All Property Types with Emphasis on: Multifamily, Self-Storage, Hospitality, Industrial, For-Sale Residential, Retail

  • Target Hold Period: 2-5 years, with ability to consider longer holds

  • Equity Structures: Senior Stretch, Preferred Equity/Mezzanine Debt, JV Equity, Co-GP Equity

  • Target Returns: 10%+ Current, 15%+ IRR, 1.5x+ MOIC

  • Check Size: $2-$10 million+

  • Geography: All 50 States and Puerto Rico

While we consider investing in all parts of the capital stack, many of our investments take the form of gap capital that bridges the equity shortfall between senior debt and equity. Our business is predicated on being a reliable capital source for strong sponsors enabling all to mutually benefit.
